Terms and conditions

What you are agreeing to when you book a stay through this site.

Last updated 15 September 2026

Who you are booking with

Your contract is with Jamie Alison, trading as HideOut Scotland from 403 Gilmerton Road, Edinburgh EH17 7QR, and it is made when we email you to confirm the stay. Questions before or after go to info@hideout-scotland.co.uk.

These terms apply to bookings made on this website. A booking made through Airbnb or TravelNest is governed by that channel’s terms instead.

Making a booking

Choosing your nights holds them for 40 minutes while you pay. If the payment is not finished in that time the nights go back on sale, and a hold gives you no claim on them.

The stay is paid in full at the time of booking, by card, on Stripe’s payment page. We take no deposit and ask for nothing on arrival.

You will have a confirmation email within a few minutes of paying. Directions, check-in times and how to get the key follow separately before you travel. If the confirmation does not arrive, tell us rather than booking again.

What a stay costs

The price is the nightly rate for each night you are staying, plus one cleaning fee for the stay however long it is. Friday and Saturday nights are charged at the weekend rate; Sunday to Thursday nights at the midweek rate. The rates are printed beside the booking form on each house’s page.

The total you see before you pay is the total. There is no booking fee, no service fee and nothing added afterwards.

Changing or cancelling your stay

The rule is the one our Airbnb listings use, so a stay costs the same to cancel wherever you booked it:

  • Cancel at least five days before the first night and you get everything back.
  • Cancel later than that, up to 24 hours before the first night, and you get half the accommodation cost back, plus the cleaning fee in full.
  • Cancel inside the last 24 hours, or simply not arrive, and there is no refund.

Refunds go back to the card you paid with and usually take a few working days to appear.

That is the least you can expect. If we manage to re-let the nights, or if something has happened that makes the rule look ridiculous, we will do better than it.

To change dates rather than cancel, email us. We will move a stay where the calendar allows it, and a move is at our discretion rather than a right.

Booking accommodation for set dates is one of the contracts left out of the 14-day cancellation right in the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. The rule above is therefore the whole of what you can cancel for.

If we have to cancel

Rarely, and only if the house cannot be lived in: a flood, a boiler that has died, something broken that cannot be fixed before you arrive. If that happens you get every penny back, and we will help you find somewhere else if we can. We are not liable beyond the refund for what the cancellation costs you elsewhere.

Who may stay

The number of guests you booked for is the number who may stay. Each house page states the most it takes, and the booking form will not accept more. Bringing more people than you booked for, without asking us first, is grounds for us to end the stay with no refund.

Some houses have a minimum number of nights, shown on the house page and enforced by the date picker.

Whoever makes the booking must be 18 or over and is responsible for everyone in the party.

Looking after the house

Treat it as you would your own. You are responsible for damage you or your party cause beyond ordinary wear, and we may ask you for the cost of repair or replacement afterwards.

Nobody smokes inside any of the three houses. The hot tub is yours to use for as much of your stay as you like, unless we tell you otherwise when you book.

Check-in and check-out times come with your arrival instructions before you travel. Tell us if your journey is going to make them difficult and we will do what we can.

Behaviour that makes the neighbours’ lives difficult, such as parties or noise late at night, lets us end the stay without a refund. These are houses on ordinary streets with people living next door.

If something goes wrong

Tell us while you are still there, at info@hideout-scotland.co.uk. Most things can be put right on the day. Once you are home, we can do very little.

We do not exclude our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not let us exclude. Beyond that, what we owe you for a stay that went wrong is limited to what you paid for it. Your own possessions and your own travel arrangements are yours to insure.

The law that applies

Scots law governs these terms, and the Scottish courts deal with any dispute about them. Nothing here takes away the rights the Consumer Rights Act 2015 gives you.
